Moving this weekend. Tomorrow the heating contractor comes in to replace the furnace and put in central heating. We haven't even packed. And I am traveling on work right now. Will get home tonight, and have tomorrow and day after to pack. It's going to crazy.

Yes, the inspector's report came in 25k below my offer. The seller accepted a price reduction of $20k, so I ended up paying them $5k more than the inspector's assessment.

oh wow! that's a good bargain! Forget abt the $5k u paid more that the inspector's assessment. Home prices are crazy in CA and can go up easily pretty soon. The important thing is to get the home that you liked. Congrats!!!

Thank you! Yes, in the end, the inspector's report basically worked out well for us -- it got us a $20k discount without having to fight for it.

Once we gave an offer and after came in the appraisal way below the offer. I so loved the house but the H turned it down and we lost the initial offer money to the agent. We are glad we did coz that house is under water and down 75k already.

I hated house hunting in CA. It was a terrible experience.
