appraiser (on email): the property you told me about; i couldn't find any sale records on it for this year, but it did close last year (probably referring to a refinancing).

me: i assure you michelle it did close end of last month. we have new neighbors.

appraiser: can't find the record anywhere.

me: did you try looking in the registry of deeds?

appraiser: what for? these things can be found on MLS records or zillow.

me: the property was never on MLS. he sold it by word of mouth, and here is the quitclaim deed which i downloaded from the registry and scanned for you.

appraiser: thanks. couldn't find it anywhere. makes my life easy.

thinking to myself -- this is something i could easily do if i ever tire of what i do.
